Buying a home? The subject removal process explained.

Purchasing a home is an exciting milestone, but navigating the process can be daunting, especially when it comes to removing subjects. So, what exactly are “subjects,” and why are they important?

What Are Subjects?

When you make an offer on a home, it often includes certain conditions, known as subject conditions. These might include securing financing, obtaining insurance, and conducting a home inspection. These conditions must be satisfied before you can remove subjects and finalize the sale.

Ensuring You’re Prepared

  • Financing: Have you confirmed that your mortgage is in place?
  • Insurance: Can you secure the necessary home insurance?
  • Inspection: Have you conducted a thorough home inspection?

These and other considerations form the subject conditions in your contract of purchase and sale. It is crucial to address each of these conditions to proceed with confidence.

Timing Is Key

It’s essential to allow adequate time between removing subjects and the closing date. Typically, two weeks is sufficient, but three weeks is ideal. This buffer period ensures that your lawyer and lender have enough time to prepare the closing documents and address any potential issues that might arise.
